The Rushland Community Association Annual Meeting will be held on Thursday, December 15, 2011 at the Rushland Pavilion located at 1400 McPherson Landing. The meeting will begin at 7:00 p.m. and we encourage all to attend. This will be an excellent opportunity for you to participate in the governance of your community, to ask questions, and provide feedback in an informal session following the meeting.

The interim Board of Directors will fill the remaining terms of the previous Board until this meeting where a full election will take place. The Board will be expanded to 5 members. If you are aware of any prospective candidates, nominations are appreciated. Nominations can also be made from the floor at the meeting.

The empty lots have recently been bush hogged as they were very overgrown.

The Board is in the process of drafting the 2012 budget which will be mailed to owners prior to the Annual Meeting.

The Board is shooting for the end of October or early November for the Annual Meeting. A formal notice will be mailed with details of the date, time and location once they have been determined.

Pool Gate

As many of you know, the pool gate has been broken for several weeks. This weekend it was repaired once again. The Board of Directors is in the process of preparing a letter to the community regarding this matter which should be distributed via email within the next couple of days.

Community Dock & Pool Gate

The community dock was missing a floater causing it to be off balance. However, the floater has been replaced and the dock is open for use.

The pool gate continues to get damaged on a regular basis. The Board is considering replacing the gate with one that is more appropriate for the pool area.

Assessments

The Rushland Board of Directors have revised the annual budget. Although a statement was already distributed to each owner for the original billing a revised statement will be mailed shortly with the new assessment amount. If you have already paid the assessment based on the previous billing, a refund will be issued. Pool

The Board of Directors approved the purchase of new umbrellas. Please remember when leaving the pool area that all umbrellas are closed and properly secured. The Charleston storms that arrive sporadically will easily blow the umbrellas to the point of damaging them if they are left open.

Please remember that pets are not allowed in the pool. Dogs should be restrained at all times when in common areas.

Pool Umbrellas

There have been recent requests submitted for additional umbrellas at the pool. The reason for the hesitation in replacing the old umbrellas is because they are often left open at the end of a beautiful day. The problem comes when an evening thunderstorm rolls in with gusty winds. The umbrellas, when left open, have a propensity to break, rip or be swept away. The Board has agreed to purchase two new umbrellas which will be installed within the next week or so. However, they respectfully ask that all members close and tie the umbrellas before leaving the pool area. If this can be monitored the owners can enjoy the umbrellas for more than one pool season.

No Soliciting

If you are having issues with solicitors and you report it to your local police department be aware that they will tell you that you will need to post a sign on your door even if there is a sign at the entrance of your community. The “NO SOLICITING” signs aren’t a guarantee to stop solicitors and the law requires that you also have a sign at your door for this nuisance to be enforced.

Board Meeting Results

The Board meeting that was held on Thursday, January 27th was a great meeting. The Board has worked very hard and are confident that they can cut the budget by $50,000. They have been meeting with contract vendors and re-negotiating contracts. The Board has been investigating every avenue to reduce costs. The new budget should be completed within a couple of weeks and we will keep you updated of the final outcome.

Update…

For those of you who attended the Rushland annual meeting and had questions regarding Rushland expenses, the Board and CMG are reviewing current contracts and are obtaining new bids from vendors. Our goal is to represent Rushland and to appropriate the Associations funds in the most effective way to take care of its’ needs.

Foreclosures

At least three foreclosures have gone through for Rushland properties. Banks now have title to these properties. This puts the Association in a good position regarding these properties due to the fact that banks typically pay assessments. The foreclosed properties will ultimately be titled to paying owners which will help the Association and the overall budgeting of Rushland.

Attention All Property Owners…

Updated 2011 assessment letters and statements have been mailed to all Rushland homeowners. If you have any questions or if you do not receive your statement please don’t hesitate to give our office a call at 843-795-8484 ext. 324 or 305. All payments should be mailed to the PO Box in Columbia and checks should be made payable to your Homeowner’s Association – not CMG. Please remember that payments will be considered late if not posted to your account by the 30^th of January 2011.

2010 Annual Meeting News….

Dear Rushland Property Owners,

For those of you who did not attend the annual meeting on December 16, 2010, the end result was that the 2011 budget will be revised and worked on extensively in the next 60 days. In order to move forward and keep Rushland financials in good standing, it was agreed that the 2010 semi-annual dues of $992.60 will be assessed for the first six months in 2011 instead of the increase that you were recently billed. Once the budget is revised and approved, property owners will be informed of the new assessment amount for the remaining six months of 2011. The process in which to pay your assessments has not changed. If you need assistance with payment procedures, please do not hesitate to contact Constance Hickman at constance@cmgcharleston.com or Tanya Zealy at tanya@cmgcharleston.com.

At the meeting, we agreed to hold monthly Board meetings open to the property owners. The Board is determined to improve communication and keep property owners informed of all community developments. The newest Board member for Rushland is Bill Hussey. Bill will serve as the Secretary/Treasurer. Sam Fournier will remain the Board President and Sam Carlton will continue on as the Board’s Vice President. In addition, we will be expanding the Board from three members to five members. We will be accepting nominations for new member positions in the near future. Property owners will receive additional correspondence on this topic.

The Rushland Board would like to thank everyone for their participation at the meeting and we welcome continued input in the governance of our community.

Lights Out!!

Street lights within our communities go out occasionally and some homeowners don’t know what to do when this occurs. Residents can call SCE&G and report the light out or call the management company. Please note that when you contact SCE&G or the management company the utility company will need to know the nearest address to the light pole or the actual light pole number. Sometimes this pole number is a metal tag attached near the base of the pole. This is the only way that SCE&G can put in a work order to have the light fixed. Thanks for your cooperation!!

Housing Construction

Rushland is getting two new residents. Construction is beginning at Lot 41 & Lot 12. Please be mindful of construction workers and equipment. We should all be excited to watch and see how these new beautiful home comes together. It will be a wonderful addition to the Rushland Community!!

Make Payable To….

We are still receiving assessment payments that are made payable to CMG. Please be sure to make your assessment payment check payable to Rushalnd HOA, P.O. Box 912, Columbia, SC 29202. CMG will no longer be able to accept these checks and convert them to the HOA. Checks that are received made payable to CMG will be returned to the homeowner so that the payment can be submitted correctly. Returning these checks will result in unnecessary delays and late fees to the homeowners account. Please be sure to send your assessment payment in correctly to avoid these potential issues. Thank you for your assistance with this matter.
